A commercial job has one extra problem: you cannot shut down

In a home, if the carpentry runs a week late, the family is inconvenienced. In an office or a shop, every extra day costs you money. Staff cannot work, customers walk past a closed shutter, and your landlord still charges the same rent.

So we plan commercial projects backwards from that. Which area gets done first so a team can keep sitting somewhere. What has to happen after 8pm. Which work makes dust and therefore has to be sealed off or done on a Sunday. It goes into a written schedule before we start, not decided on the morning it comes up.

Units are made to your measurements and brought in finished, which is what makes this possible. Most of the noisy, dusty work never happens at your premises at all.

Unit types

What goes into an office fit-out, piece by piece

Most office quotes are a list of items with no explanation. Here is what each one is, what size it usually is, and what decides the cost.

The desks your team sits at, built as a connected run rather than separate tables. Linear rows suit a long floor plate, clusters of four or six suit teams that talk to each other all day, and L-shaped desks suit roles that need two screens and paperwork at once. Every desk gets a wire manager, a raceway under the top and a power and data point at the desk, not at the wall.

Typical size1200 x 600mm compact, 1500 x 600mm standard, 1800 x 750mm for senior roles
What changes the costDesk size, screen height between seats, whether storage pedestals are included, and the laminate grade

Enclosed rooms for managers and directors, made with glass or solid partitions. Full-height glass keeps the floor feeling open and is what most startups choose. Frosted film or a lower solid section gives privacy where the conversations are sensitive. Each cabin gets a desk, storage and usually two visitor chairs.

Typical size100 to 120 sq ft per cabin, partitions at 1200mm, 1800mm or full height
What changes the costGlass thickness, the framing system, door type, and whether acoustic sealing is needed

The first thing a client sees, so this is where a fit-out earns its money. We build a two-level counter, higher at the front for the visitor and lower on the working side, with storage and cable management underneath. The branded wall behind it carries your logo, usually backlit or in acrylic letters.

Typical size1800 to 2400mm long, 1100mm front height, 750mm work height
What changes the costCounter length, the front finish, backlit signage, and any stone or veneer cladding

Built to the room rather than bought off a shelf, so you get the right seat count without crowding the walkway. We build in cable routing and a flip-box for power and HDMI, and mount the screen with the cables inside the wall, not taped down the back of it.

Typical size1800 x 900mm seats six, 2400 x 1100mm seats eight, 3600 x 1200mm seats twelve
What changes the costTable size, the top material, power and data modules, and the base structure

File cabinets, personal lockers, stationery units and under-desk pedestals. Every unit that holds anything personal gets a lock, and shelf spacing is set to what you actually store, whether that is box files, sample products or server spares.

Typical size900mm and 1800mm high units, 400 to 450mm deep, pedestals 400 x 500mm
What changes the costThe number of locks, whether it is open shelving or shuttered, and the carcass grade

A working counter with a sink, storage below, and points for the fridge, microwave, coffee machine and water purifier. Built the same way as a kitchen, because it takes the same daily abuse from water and heat.

Typical size600mm deep base units, 850mm counter height, with wall units above
What changes the costCounter length, the countertop material, and how many appliance points are needed

Glass for openness, aluminium-framed panels for speed, and acoustic panelling where the floor echoes. Open offices with hard flooring and a bare ceiling get loud fast, and fabric panels or carpet tile fix it far more cheaply than rebuilding the layout later.

Typical sizeToughened glass at 8 to 12mm, acoustic panels 25 to 50mm thick
What changes the costGlass thickness, framing, door hardware, and how much acoustic coverage the room needs

Shop unit types

What goes into a shop fit-out

Display units and wall shelving

Built to your product, not to a standard shelf height. Clothing needs hanging rails and folded stacks, electronics need lockable glass and a power point at each shelf, and grocery needs depth and weight capacity. Shelf spacing is set to your tallest regular product with a little room to spare.

Typical size300 to 400mm deep, shelves at 300 to 450mm spacing, up to 2400mm high

Billing and cash counters

The busiest surface in the shop. Built at standing height with a lower section for the POS machine, a lockable cash drawer, storage for bags and rolls, and cable management so the card machine and printer are not sitting in a tangle.

Typical size1500 to 1800mm long, 1050mm high, 600mm deep

Glass display counters

For jewellery, mobiles, watches and anything small and valuable. Toughened glass top and front, lockable sliding access from the staff side, and internal lighting so the product is lit from inside rather than by the ceiling light.

Typical size1200 to 1800mm long, 900mm high, 500mm deep

Trial rooms

Often rushed, and it shows in returns. A proper trial room has a full-length mirror set slightly away from the wall, warm lighting from the front rather than overhead, a bench or hook, and a door or curtain that actually closes. Lighting from above alone throws shadows and makes fabric colours read wrong.

Typical size900 x 1200mm minimum per room, 2100mm door height

Shopfront, signage and cladding

Backlit acrylic boards, ACP cladding and glass shopfronts. This is what pulls someone in from the road, so we plan the sign size to how far away people see it from, and keep the lighting even so half the board is not brighter than the other half.

Typical sizeSign board sized to the shop frontage, usually 600 to 900mm high

Stock room and back-of-house

Full-height racking so the room holds what it should, with the fast-moving stock at waist height and the slow stock above. Unglamorous and always the first thing cut from a budget, then always the first thing regretted.

Typical size450 to 600mm deep racking, up to ceiling height

How we work around your business

Five things that keep you open

  1. 01

    Phased handover

We split the floor into zones and finish one at a time, so there is always somewhere for your team to sit or your customers to stand.

  2. 02

    Night and weekend shifts

Drilling, core cutting and anything loud gets scheduled outside your working hours.

  3. 03

Made to measure, not on your floor

Cutting, edge banding and finishing all happen before we arrive. Units come ready to fix, so the dust and noise stay away from your floor.

  4. 04

    Dust barriers and daily cleanup

Work zones are sealed off with sheeting and the site is cleared every evening. Your team should not arrive to find sawdust on their keyboards.

  5. 05

    One site supervisor

A single person accountable to you, who coordinates with your building management for lift access, work permissions and timings, and gives you a straight answer on where things stand.

Materials

Commercial wear is not home wear

A home wardrobe gets opened a few times a day. An office drawer gets opened forty times a day by different people, and a shop counter takes knocks from morning to close. So the spec is different.

  • BWP / BWR plywood
  • HPL surfaces
  • MS frames
  • Toughened glass
  • Acoustic panels
  • Vinyl or carpet tile
  • Locks on every unit

Carcass

BWP or BWR grade plywood rather than particle board, because commercial furniture gets moved and reconfigured

Surfaces

High-pressure laminate on high-touch areas, which resists scratches and cleans with a wipe

Frames and legs

MS or powder-coated metal where the load or the span needs it

Hardware

Heavy-duty soft-close channels from brands such as Hettich, Hafele and Ebco, locks on every storage unit, and levelling feet for uneven floors

Partitions

Toughened glass, aluminium framing or acoustic panelling depending on privacy and noise

Flooring

Commercial-grade vinyl, vitrified tile or carpet tile, chosen for the traffic that area actually sees

Every material and brand is written into your quote with its grade, so your facilities team or your accountant can see exactly what was supplied.

Lighting, ceiling and electricals

Get the light wrong and the whole fit-out looks cheap

In an office the light has to be even and glare-free at desk level, warmer in the meeting rooms, and bright at reception. In a shop it is the opposite job: the light has to fall on the product, not the floor, and accent lighting is what makes a display look worth the price.

  • Grid or gypsum ceiling
  • Panel lights
  • Profile lighting
  • Track spots
  • Desk-level points
  • AC diffuser planning

We plan the false ceiling, the light layout, the AC diffuser positions and the power and data points together as one drawing, so you do not end up with a beautiful ceiling and a cable running across it.

What moves the number: whether the space is a bare shell or an existing fit-out that has to be stripped, the number of cabins and meeting rooms, how much glass is used, acoustic requirements, flooring, and whether work is restricted to nights and weekends.

Step by step

Five steps, with a written schedule

  1. 01

    Site visit and brief

We measure the space, note the shell condition, and ask your seat count, growth plan and working hours. Free, anywhere in Bangalore.

  2. 02

    Layout and 3D

Seating plan, cabin positions, circulation and a 3D of reception and key areas, plus an itemised quote. 5 to 8 days.

  3. 03

    Schedule and approvals

We agree the phasing, the working hours and the handover date in writing, and coordinate work permissions and lift timings with your building management.

  4. 04

    Production and fit-out

Units are made to your measurements while site work runs in parallel. You get progress photos and a weekly update.

  5. 05

    Handover, zone by zone

Each zone is cleaned, checked with you and handed over as it finishes, so you occupy the space in stages instead of waiting for the whole floor.

After handover

After you move in

Our workmanship carries a one year warranty, and hardware carries its own brand warranty on top. Commercial furniture gets heavy use, so if a drawer channel goes or a partition needs adjusting, call and we come out.

We also take on changes after handover, which offices always need. Extra workstations when you hire, a partition moved when a team grows, or a counter altered when the layout changes. Because we made the units to your measurements, the new ones match the old ones instead of being close enough.

For offices that want it, we can arrange scheduled maintenance visits to check hardware, hinges and fittings through the year.

Not included

What sits outside a commercial quote

  • Loose chairs and seating, which most clients buy directly from a seating brand. We advise on what suits and coordinate the delivery
  • IT hardware and networking equipment, though we lay the conduit and coordinate the layout with your IT vendor
  • Air conditioning units, although we plan the ceiling and diffuser positions around them
  • Fire safety equipment and statutory approvals, which the building or the landlord usually controls
  • Building deposits and work permission charges, paid directly to your building management
  • Stripping out an existing fit-out, quoted separately once we see the condition

Anything on this list that you want handled, we will handle. It just appears as its own line in the quote rather than being buried in a per-square-foot rate.

    Commercial questions

    Office and shop interior FAQ

The questions that come up on almost every commercial call. Anything else, just ring us, we would rather answer it in two minutes on the phone.

    Call 80958 61841
Yes, and most of our commercial projects are done this way. We phase the floor into zones, keep the loud work to evenings and weekends, seal off active work areas and clear the site every night. Your team keeps working through it.
Most of our fit-outs land between ₹1,100 and ₹1,800 per square foot, or roughly ₹35,000 to ₹65,000 per seat. The biggest factors are whether the space is a bare shell, how many cabins and meeting rooms you need, and how much glass and acoustic work is involved. You get an itemised quote after the site visit.
A typical office of 2,000 to 4,000 square feet takes 3 to 6 weeks, and a shop usually 2 to 4 weeks. Phased projects finish zone by zone, so you start using parts of the space before the whole job is done.
Yes. Civil changes, false ceiling, electrical and data points, plumbing for pantries and washrooms, painting, carpentry and final styling are all managed by us on one schedule, with one supervisor accountable to you.
Our own carpenters, to your measurements. The fitting and all on-site work is done by our own site team, so there is no outside contractor to chase if something needs fixing.
Yes. Send your brand guidelines or logo files and we work the colours into the reception wall, signage, partition films and upholstery. If you have no guidelines, we will pick finishes that sit with your logo.
Yes. Work permissions, approved working hours, lift and service access, and any deposits the building asks for are handled by our supervisor. Tell us your building's rules at the site visit so the schedule accounts for them.
Yes, and clients usually do. Because the units were made to your measurements, the new ones match the existing ones in finish and size rather than being a near miss.
Yes. A single billing counter, one display wall or one cabin is a normal job for us. There is no minimum project size.
All of it. We are fastest around Electronic City, Bommasandra, Hosur Road, Chandapura, Attibele, HSR Layout and Sarjapur Road, and we take commercial projects across the rest of the city as well. Send the address and we will confirm the site visit day.

    Also doing your home?

    Also doing your home?

A lot of our commercial clients come back for their own flat or villa. Same team, same standard.

Tell us your seat count and your working hours

That is usually enough for a rough number on the call. The site visit is free, and you get a layout, a 3D of your reception and a written quote within about a week.
